Rental cancellation policy

All cancellations must be made at least 1 month prior to the booking commencement to be eligible for full refund.

Cancellations made on discounted bookings can be rescheduled for a later time, but will not be eligible for a refund. These dates must be rescheduled at least 1 month in advance of the original booking arrival date, unless impacted by Governmental lock-down and lack of flights/ferries to Tobago.

In the event of a cancellation made less than seven (7) days prior to the arrival date, the renter will incur a 100% charge. Cancellations made less than 14 days prior to the arrival date, the renter will incur a 50% charge.

Deposit is non-refundable for no shows. 

 

Deposit

A safety deposit of one night rent is required for each booking. This deposit will be returned to you within 2 weeks after your stay, provided the villa is not left abnormally dirty causing additional cleaning, there is no breakage, damage, missing items, or any other charges incurred before, during or after your stay, still outstanding.

We require a 50% deposit of the total price for accommodation. This deposit should be made within 1 week of receiving your invoice via email.

The remainder of payment is required 1 month prior to the booking commencement.

For all bookings made less than a month away from commencement date, 100% payment will be due within 1 week of receiving an invoice.

The villa rental includes maid service once per week, between the hours of 8:00am and 2:00pm for household cleaning and household laundry only. It has been carefully prepared for your arrival and should be maintained during tenancy and left in a clean and tidy condition on departure.

Please notify us when booking if you request housekeeping more than once per week. This will not be available to you if not previously arranged well in advance of your check in date.

 

Rose villa has a telephone in the kitchen area that is available for Domestic incoming calls and outgoing calls. Pristine villa’s telephone is located in the foyer (entrance). Wifi Internet access is available at both villas. This network information is provided in the PDF given to each client before check in.

The villa and facilities is for the sole use of the registered guests. The total number of persons allowed in the villa at any one time is restricted to the number of persons registered on the booking and paid for. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund.

Pets are not allowed unless they are service animals, to which permission must be granted by Rose & Pristine Villa management.

In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television/cable service, telephone, appliances, BBQ pit etc. It is the Guest’s obligation to report any problem or damage immediately to the Property Manager/ Assistant Property Manager.

The villa is to be used as a holiday home only. There is a reception area/backyard that can be used for weddings and other social events. Absolutely NO house parties or functions such as weddings are allowed without advance written permission.

Check in is at 3 pm and the villas should be vacated by 11 am of the last day of the rental in order to prepare for incoming guests. If a guest leaves later than the scheduled time then a $40 US charge will be incurred for every additional 30 minutes of occupying the space, as this interferes with scheduling of other bookings, and prevents housekeeping from cleaning.

There is no lifeguard on duty at the swimming pool/jacuzzi and at the ocean front. Clients accept that use of the swimming pool, jacuzzi and the ocean front is at their own risk and there is no liability on the part of the owner or property managers for any injury that may result. Please use the outdoor shower to wash off any sunblock, or body lotions before entering the pool/jacuzzi, as this will cause the pool/jacuzzi to become murky.

All efforts are made to keep the villas and their inventories in good working order. Each villa has its own separate inventory and they should not be moved out of the property. BBQs are to be cleaned between use by the client if used. Coals are not to be used in our gas BBQs. Clients will be responsible for the repair or replacement cost of the BBQ, if coals are used.

The Owners of Rose and Pristine Villas and its staff members assume no liability for property loss or damages, nor liability for injury, accidents, or delays. Guests are responsible for the villa during occupancy, and must observe all security precautions.
